Check-in/Check-out Policies

This property has the following check-in and check-out times and policies:


Check-In: 4:00 PM

Check-Out: 11:00 AM

Early Check-In Hour: 12:00 PM

Early Check-In Fee: $25.00

Late Check-out Hour: 2:00 PM

Late Check-out Fees: $59.00

Late check-out (after 11:00 AM and before 2:00 PM) may result in a fee.



Inn Policies

INDEPENDENT CHECK-IN

In lieu of keys, we will each guest a unique access code to grant entry to the Inn and guest room(s). Access codes will be active starting at 4pm on your arrival date and will expire at 11am on the day you are set to depart unless early check in/out have been requested AND approved. The Welcome Area (small blue building in at the entrance) will be staffed between 8am and 5pm. You may check in or out with a staff member there during those hours. However, we encourage you to to skip the waiting! You can check in on your phone and get settled into your room upon your arrival! If  Please contact us with special requests for early check in or late check out and we will do our best to accommodate you!

CANCELLATION POLICY

Reservations cancelled with more than 72 hours notice will be fully refunded to the card provided at time of booking, this may not apply to rooms booked out for events with prior terms agreed upon. All cancellations requested within 72 hours of check in are non-refundable. With so much uncertainty surrounding Covid 19 - we highly recommend looking into purchasing travelers insurance!

ADULTS PREFERRED!

We require that all guests be at least 21 years of age to book a reservation at 935 Ocean. Our Inn was built in the late 1700's and despite substantial updating, may not be suitable for children under 10 years of age in terms of safety or serenity (think “quiet reprieve”). We LOVE families and want to help you build lasting memories at the beach, but we want to make sure all of our guests are able to relax. As such, we do have a number of adults-only suites and rooms on the second and third floor. 

NO SMOKING

Smoking and vaping of any kind is strictly prohibited inside guest rooms and common areas both by 935 Ocean and the State of New Hampshire. Candles or open flame of any type are not allowed within the Inn. All infractions will be assessed a $100.00 room service fee. Violators will be asked to leave and granted a prorated refund.

PEACEFUL STAY

Due to the age and historical nature of our building, sound can travel. We ask that all guests are quiet and mindful that they are sharing the house with others. Our independent inn is also located within one of Portsmouth’s residential and historical neighborhoods. Sound traveling beyond the property is prohibited!

PARKING

Parking is to the right of the building, against the fence. We offer complimentary parking for one car per room booked.  Additional spots may be purchased as-available at a rate of $10/day.   Violators will be towed at the vehicle owner's expense. The parking spots at the front of the hotel, on the hill, are for loading and unloading only. 


PETS

Pets are not permitted on property. While we love our pets, not all of our guests feel the same way. If a pet is in your possession and/or in your room without the consent from a member of our staff, there is a $250 mandatory cleaning fee and the pet must be removed from the property. Service animals are permitted on property by law. Service animals have been trained to perform a specific job or task to assist with a disability. Emotional support animals are not service animals per the ADA as they have not been trained to perform a specific job or task to assist someone with a disability.


CLEANING

Fresh bed linens and cleaning service will be provided weekly or upon special request. Cleaning service and additional towels may be requested by contacting us via our app, by phone or visiting the Welcome House during staffed hours. 

SAFETY/RELEASE/DAMAGE

935 Ocean, its associates or assigns, are not responsible for any personal injury which may occur on the property, including grounds, decks, parking lots and pool. 935 Ocean is not responsible for damaged, lost, or stolen personal items. In the event of any item(s) being left behind by guests at 935 Ocean staff will attempt to return such items to rightful owners, when possible. The owner of the items shall be responsible for all reasonable charges in facilitating such returns. Guests shall be held fully responsible for any damages to the property. Reasonable fees may be assessed for any damaged or stolen property of 935 Ocean.

TAXES & FEES

By booking directly with us, you can be sure you’re getting the best price available & avoid paying hidden fees or non refundable rates to a third party booking engine. We include a state mandated NH Rooms & Meals Tax at a rate of 8.5% which noted during the booking process.
